Requirements for Tenant or Co-Signer
For Tenants or Co-Signers that are Companies
When the tenant or the co-signer is a company (legal entity), the investigation focuses on the legal, tax, and financial capacity of the company.
The documentation is essentially the same whether the company acts as the tenant or as the co-signer, with the only difference being the policy application form.
Basic Required Documentation
From the Company
· Articles of Incorporation registered with the Public Registry.
· Proof of the company’s tax address.
· Updated Tax Status Certificate (Constancia de Situación Fiscal).
· Financial statements, partial or annual tax returns, or complete bank statements demonstrating minimum income of three times the monthly rent.
· Rental application form (legal policy format).
· Authorization for Credit Bureau inquiry of the legal representative.
· Advance payment for the legal policy investigation ($1,000 MXN). Please confirm with the advisor before making the payment.
From the Legal Representative
· Power of attorney of the legal representative.
· Official identification of the legal representative. If foreign, copy of immigration document.
· Email address and phone number of the legal representative or the designated contact during the lease.
· The legal representative must sign the lease agreement and the policy forms.
From the Person Who Will Occupy the Property (if applicable)
· Official identification.
· Employment letter or confirmation that they work for the company.
Notes:
· If the company is a public company, bank statements are not required, as its financial information is publicly available.
· Screenshots or images are not accepted.
All documents must be submitted as complete PDF files or properly scanned documents.
