For: Tenant or Co-Signer (Individual)

In lease agreements that use a legal lease policy or investigation process, the documentation requested from an individual tenant or individual co-signer is essentially the same.

The only difference is usually the policy application form.

Basic Required Documentation

·       Valid official identification (INE or passport).
If foreign: copy of immigration document.

·       Proof of income for the last 3 months
(payroll receipts with QR code or SAT certification, complete bank statements, or invoices issued to clients).

·       Income must cover at least three times the monthly rent.

·       Employment letter or proof of employment. If self-employed or a business owner, evidence of economic activity.

·       Updated Tax Status Certificate (Constancia de Situación Fiscal).

·       Rental application form (legal policy format).

·       Authorization for Credit Bureau inquiry, signed exactly as the ID.
Alternatively, a recent credit report (less than one month old) may be provided.

·       Advance payment for the legal policy investigation ($1,000 MXN), which is credited toward the total policy cost.
