What Documents Do I Need to Rent an Apartment in Mexico City?
Practical guide based on the type of protection and guarantee
When renting a property in Mexico City, the documentation required depends on the type of legal protection and guarantee used in the lease agreement.
There are different structures (legal lease insurance policy, individual or corporate co-signer, or guarantor with real estate), and each one involves specific requirements.
In this article we explain the documents typically requested in each case under the legal policy structure used at Mundo Urbano, so you have clarity from the beginning and can avoid delays during the process.
Important note: this is the base documentation. Depending on the applicant profile, the property, or the legal policy review, additional documents may be requested and will be communicated accordingly.
General Criteria Evaluated by the Legal Lease Policy
Before reviewing the documentation for each case, it is important to understand that the legal lease policy generally evaluates the following:
• Verifiable income under the 3-to-1 rule (minimum income of three times the monthly rent)
• Legal source of funds (employment letter, employment contract, company ownership, etc.)
• Healthy credit bureau history (responsible payment behavior)
• No relevant legal or criminal records
• Consistency and accuracy of the information provided
Meeting these criteria significantly increases the probability of approval during the review process.
1. Legal Lease Policy – Tenant (Individual)
This is the typical documentation requested from a tenant when contracting a legal lease policy or when conducting a standard background investigation.
Required documentation
• Valid official ID (INE or passport)
• Proof of income for the last 3 months. Screenshots or images are not accepted. All documents must be provided in PDF format.
(Bank statements, payroll receipts with QR code or SAT certification, or invoices issued to clients)
• Employment letter or valid employment contract
(if self-employed, proof of economic activity)
• Updated Tax Status Certificate
(valid within the last month)
• Completion of legal policy forms:
- Rental application
- Authorization to check the Credit Bureau
For foreign applicants, additionally:
• Passport
• Valid immigration visa
2. Legal Lease Policy – Co-Signer (Individual)
A co-signer is an individual or legal entity that signs the lease agreement together with the tenant and assumes the same contractual obligations.
For this reason, the documentation requested is very similar to that of the tenant.
Required documentation
• Valid official ID (INE or passport)
• Proof of income for the last 3 months. Screenshots or images are not accepted. All documents must be provided in PDF format.
(Bank statements, payroll receipts with QR code or SAT certification, or invoices issued to clients)
• Employment letter or valid employment contract
(if self-employed, proof of economic activity)
• Completion of legal policy forms:
- Rental application (co-signer format)
- Authorization to check the Credit Bureau
If the co-signer is a corporate entity, the documentation will follow the corporate structure described below.
3. Legal Lease Policy – Tenant or Corporate Co-Signer (Company)
When the tenant or co-signer is a company, the investigation focuses on the legal, fiscal, and financial capacity of the corporate entity.
Required documentation from the company
• Articles of incorporation registered with the Public Registry (including the legal representative’s authority)
• Company Tax Status Certificate
• Company proof of tax address
• Proof of income including:
- The last 3 complete financial statements
- The last 3 partial or annual tax returns
- Complete bank statements
These documents must demonstrate income covering three times the monthly rent.
Screenshots or images are not accepted; all documents must be complete PDF files.
• Copy of the power of attorney granted to the company’s legal representative
• Official ID of the legal representative
(if foreign, copy of immigration document)
• Completed rental application (format provided)
• Authorization form for the Credit Bureau inquiry, signed exactly as the legal representative’s ID and scanned.
The original must be delivered on the day the contract is signed.
Alternatively, the representative may provide a complete and updated credit report, issued within the last month.
• Email address and phone number of the legal representative or the designated contact during the lease period.
The legal representative must sign the lease agreement and all related documents.
4. Legal Lease Policy – Guarantor with Real Estate
When a real estate guarantor is used, the investigation includes both the individual guarantor and the property offered as collateral.
Documentation from the guarantor
• Valid official ID (if foreign, immigration document)
• Current proof of address
• Authorization for legal and credit investigation
• Marriage certificate or, if widowed, a copy of the will or probate ruling
• Completed application form
• Updated Tax Status Certificate
Property documentation
• Property deed registered with the Public Property Registry, free of liens, or mortgage cancellation deed
• Certificate of No Liens (valid within 1 month)
This can be obtained by the legal policy provider and is included in the policy cost
(if unavailable, it can be requested with an additional fee)
• Current property tax bill
• Proof of address of the property
Note: The property must be free of liens, have a reasonable value relative to the rent amount, and be located in a jurisdiction where legal enforcement is viable. This is verified during the investigation process.
For couples married under community property regime, the spouse’s ID is required and both must appear at the lease signing.
Investigation Deposit and Policy Payment
To initiate the legal lease policy investigation:
• An advance payment is required to begin the investigation
• This advance is non-refundable, as it corresponds to a research and evaluation service
• The total cost of the legal policy is paid by the tenant
• The remaining balance is paid on the day the lease agreement is signed, deducting the advance payment already made
